These Terms of Use (“Terms”) govern your access to and use of michaeldifiorepittsburgh.com (the “Website”), operated by Michael DiFiore, a real estate salesperson affiliated with Howard Hanna Real Estate Services (“Michael,” “we,” “us,” or “our”). By using the Website, you agree to these Terms and the Privacy Policy. If you do not agree, do not use the Website.
1. Informational Purpose Only
Website content is provided for general informational and marketing purposes. It is not legal, tax, accounting, investment, engineering, environmental, lending, appraisal, inspection, or other professional advice. Real estate decisions should be based on your circumstances and, where appropriate, advice from qualified professionals.
2. No Agency or Brokerage Relationship Created by Website Use
Viewing the Website, submitting a form, requesting information, receiving an automated property alert, or communicating with Michael does not by itself create a buyer agency, seller agency, dual agency, transaction-licensee, fiduciary, or other brokerage relationship. Any real estate agency relationship must be established through the disclosures and written agreements required by applicable law and brokerage policy.
Do not send confidential, time-sensitive, or strategically sensitive information until the nature of any representation and potential conflicts have been discussed. Website communications do not guarantee acceptance of an engagement.

Howard Hanna names, logos, and related marks are owned by their respective rights holders. MLS, IDX, vendor, and listing content may carry separate ownership and use restrictions.

The Website may contain links to or integrations with third-party websites and services. We do not control and are not responsible for their content, availability, security, terms, or privacy practices. Your use of third-party services is at your own risk and subject to their applicable terms.
10. Communications and Electronic Transactions
You consent to receive electronic responses and records relating to your Website requests. Email, text messages, and Website submissions may not be secure or received immediately. Do not rely on them for emergencies, offer deadlines, contractual notices, wire instructions, or other time-sensitive matters unless receipt is expressly confirmed through an appropriate channel.

Any liability that cannot lawfully be excluded will be limited to the extent permitted by law. These limitations do not apply where prohibited or to liability that cannot legally be limited.

To the extent permitted by law, you agree to indemnify and hold harmless Michael and his affiliates and service providers from claims, losses, liabilities, and reasonable costs arising from your unlawful misuse of the Website, violation of these Terms, or infringement of another person’s rights. This provision does not require indemnification for conduct for which indemnification cannot lawfully be required.
14. Changes, Suspension, and Termination
We may modify, suspend, or discontinue any part of the Website and may restrict access when reasonably necessary for security, maintenance, legal compliance, or suspected misuse. We may update these Terms by posting a revised version with a new “Last updated” date. Continued use after an update means you accept the revised Terms to the extent permitted by law.

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law principles. Subject to applicable law, disputes relating to the Website will be brought in a state or federal court with jurisdiction in Allegheny County, Pennsylvania. Nothing in this section limits rights or remedies that cannot legally be waived.
16. Severability and Entire Agreement
If any provision of these Terms is held unenforceable, it will be modified to the minimum extent necessary or severed, and the remaining provisions will remain in effect. These Terms and the Privacy Policy constitute the agreement concerning use of the Website, but they do not replace any signed brokerage, agency, purchase, listing, lease, or other transaction agreement.
