Michael DiFiore (“Michael,” “we,” “us,” or “our”), a real estate salesperson affiliated with Howard Hanna Real Estate Services, respects your privacy. This Privacy Policy explains how information is collected, used, disclosed, and protected when you visit michaeldifiorepittsburgh.com (the “Website”), contact Michael, request real estate information, or use services available through the Website.

This policy applies to the Website and information collected through it. It does not govern the separate websites, systems, or privacy practices of Howard Hanna, multiple listing services, lenders, title companies, inspectors, social-media platforms, or other third parties. Their own privacy notices apply when you use their services.

1. Information We Collect

Information you provide

We may collect information that you voluntarily submit, including:

  • Your name, email address, telephone number, mailing address, and preferred method of contact.
  • Information about your real estate needs, such as neighborhoods, price range, property type, desired features, financing status, buying or selling timeline, and property address.
  • Messages, appointment requests, property inquiries, newsletter or market-update preferences, and other information you choose to provide.
  • Account information and saved-search preferences, if the Website offers property-search accounts or listing alerts.

Please do not submit Social Security numbers, bank account information, wire instructions, passwords, or other highly sensitive information through a general website form, text message, or ordinary email.

Information collected automatically

When you use the Website, we and service providers supporting the Website may automatically collect technical and usage information, such as your Internet Protocol address, browser and device type, operating system, referring pages, pages viewed, links clicked, approximate location derived from IP address, date and time of access, and cookie or similar identifiers.

Information from other sources

We may receive information from Howard Hanna, multiple listing services, real estate portals, referral sources, advertising platforms, public records, social-media platforms, or vendors that support website, marketing, property-search, and customer-relationship services, as permitted by law.

2. How We Use Information

We may use information to:

  • Respond to questions and requests; arrange consultations, tours, and appointments; and provide requested real estate services.
  • Create and manage property searches, saved listings, market updates, and listing alerts requested by you.
  • Communicate about properties, transactions, services, website updates, or information that may be relevant to your stated interests.
  • Operate, maintain, secure, troubleshoot, personalize, and improve the Website and understand how it is used.
  • Measure advertising and marketing performance and, where permitted, provide relevant advertising.
  • Maintain business records, prevent fraud or misuse, enforce Website terms, and comply with legal, regulatory, brokerage, and professional obligations.
  • Protect the rights, safety, property, and security of Michael, clients, visitors, Howard Hanna, and others.

3. Cookies, Analytics, and Similar Technologies

The Website may use cookies, pixels, local storage, and similar technologies. Some are necessary for core functions, security, form submission, and user preferences. Others may support analytics, embedded content, advertising measurement, or personalization.

Depending on the Website’s configuration, you may be able to manage optional cookies through a cookie-consent tool. You may also adjust browser settings to block or delete cookies, although doing so may affect Website features. Browser-based “Do Not Track” signals are not handled uniformly across the industry; the Website may not respond to them unless required by applicable law. Where legally required and technically supported, recognized opt-out preference signals will be honored.

4. How We Disclose Information

We may disclose information as reasonably necessary to provide services or operate the Website,
including to:

  • Howard Hanna and its affiliated personnel, offices, systems, and service providers for brokerage, compliance, transaction, marketing, and administrative purposes.
  • Website hosting, security, analytics, customer-relationship management, email, scheduling, communications, advertising, mapping, property-search, IDX/MLS, and other technology providers.
  • Real estate professionals and transaction participants when you request or authorize services, including cooperating brokers, settlement providers, lenders, inspectors, contractors, attorneys,
    insurers, and other professionals.
  • Government authorities, courts, regulators, law enforcement, or other parties when disclosure is required or permitted by law or reasonably necessary to protect rights, safety, or property.
  • A successor or proposed successor in connection with a business transfer, reorganization, or similar transaction, subject to applicable law.

We do not disclose personal information for money in the ordinary meaning of a sale. Certain analytics
or advertising technologies may be treated as “sharing,” “targeted advertising,” or a “sale” under some
state privacy laws. Where applicable, you may request the legally available opt-out described below.

5. Email, Calls, and Text Messages

If you provide contact information, Michael may respond through the channel you used or requested. You may unsubscribe from marketing emails by using the unsubscribe link in the message or by contacting Michael. Transactional or service-related messages may continue when necessary.

If you separately consent to marketing text messages, message frequency may vary and message and data rates may apply. Consent is not a condition of purchasing property or services. Reply STOP to opt out and HELP for help. Carriers are not liable for delayed or undelivered messages. Opt-out requests may take a short time to process, and a final confirmation text may be sent. This paragraph does not itself create consent; any marketing text program must use a separate, clear opt-in at the point where a telephone number is collected.

6. Data Retention

Information is retained for as long as reasonably necessary for the purposes described in this policy, including to respond to inquiries, provide services, maintain transaction and professional records, meet brokerage and legal requirements, resolve disputes, and protect against fraud or misuse. Retention periods vary by the nature of the information and applicable obligations.

7. Data Security

Reasonable administrative, technical, and physical safeguards are used to protect information. No method of transmission or storage is completely secure, however, and security cannot be guaranteed. Do not send confidential financial information or wire instructions through ordinary email, text, or general Website forms. Always verify wire instructions through an independently confirmed telephone number before transferring funds.

8. Your Choices and Privacy Rights

You may ask to access, correct, or delete personal information, or to opt out of marketing communications. Depending on where you live and subject to legal exceptions, you may have additional rights concerning access, correction, deletion, portability, targeted advertising, or certain disclosures of personal information. We may need to verify your identity before completing a request. Authorized-agent requests may require proof of authority.

To make a privacy request, email michaeldifiore.pgh@gmail.com or call 412-952-4726. We will respond as required by applicable law. Information may be retained when required for legal, regulatory, brokerage, security, or transaction-record purposes.

9. Third-Party Links and Embedded Services

The Website may link to or embed property-search tools, maps, videos, social media, mortgage resources, or other third-party services. Those services may collect information directly from you and operate under their own terms and privacy policies. A link or embedded service does not mean that Michael controls or endorses the third party’s privacy practices.

10. Children's Privacy

The Website is intended for a general adult audience and is not directed to children under 13. We do not knowingly collect personal information online from children under 13. If you believe a child has submitted such information, contact us so it can be addressed.

11. Visitors Outside the United States

The Website is operated for real estate services in Pennsylvania, United States. If you access it from another country, your information may be processed in the United States, where privacy laws may differ from those in your jurisdiction.

12. Changes to This Policy

We may update this Privacy Policy periodically. The revised version will be posted on this page with a new “Last updated” date. Material changes may also be communicated through other reasonable means when required by law.
