Shadyside is not one uniform neighborhood. Where you live within it can significantly change the type of home, atmosphere, and lifestyle you experience.
West Shadyside
West Shadyside represents the neighborhood at its most prestigious. This is the Shadyside of large historic homes, established wealth, and some of Pittsburgh's most valuable residential streets. Home prices generally begin above $1 million and can reach several million dollars.
Central Shadyside
The area between Aiken and Highland offers the broadest mixture of housing and residents. Expensive single-family homes sit near apartments, condominiums, student housing, and rental properties. Single-family homes can fall within a similar $500,000 to $1.25 million range as East Shadyside, but the greater concentration of rentals gives central Shadyside a younger and more transient population.
East Shadyside and Mellon Park
The Mellon Park side offers more single-family homes and a somewhat more residential atmosphere. Who Is Shadyside For
Shadyside works especially well for people who want their neighborhood to be part of their social life. Young professionals, singles, upwardly mobile buyers, young couples, and empty nesters are naturally attracted to its energy. It can also be a great place to begin raising a family, particularly while children are young and parents still want restaurants, coffee shops, and activity within walking distance.
Shadyside is more transient than many people realize. Unlike Highland Park or Squirrel Hill, fewer people grow up here and remain throughout adulthood. Many couples begin their family life in Shadyside and later move as their children approach school age.
That does not mean Shadyside lacks loyalty. People who make it their long-term home often feel strongly that no other East End neighborhood offers the same combination of lifestyle, prestige, and convenience.
Pittsburgh's Premier Rental Market
Shadyside rental properties are evaluated by a different set of numbers than properties elsewhere in the East End or the city as a whole. Demand for the neighborhood’s and the value placed on its location create a market of its own. Buyers need to understand those differences when comparing a Shadyside investment with a property in another Pittsburgh neighborhood’s.
A Personal Measure of Shadyside
My parents raised their family in Squirrel Hill before moving to Shadyside 38 years ago. They would never consider leaving it for another East End neighborhood’s. I was born in Shadyside and experienced it as a young adult, a young married couple, a parent, and a business owner. Even in my late 40s, I was still considering moving back. After a lifetime in Pittsburgh's East End, Shadyside remains the only neighborhood’s I would consider moving to if I ever left Highland Park.

For many people who live in Shadyside, it isn’t simply Pittsburgh’s premier
neighborhood’s. It is the only place to be.
